Designing productivity into each square foot
Effective mechanical, electrical and plumbing systems can contribute to retail space productivity. For the Annapolis Towne Centre, G&M helped make the most of a 140,000 sf footprint by designing systems to support a 150,000 sf Target, plus 50,000 sf of storefront retail spaces, and an ample 200,000 sf of parking to support them.The Towne Center is at the heart of an urban revitalization project that introduced an upscale retail experience into the Annapolis community. The mall is anchored by a full-service Target department store surrounded by a premium mix of retailers, restaurants and services.Towne Center maintains a Main Street feel – with smaller storefronts presenting a variety of merchandise and services to street-level shoppers. At the same time, it incorporates the convenience and high-volume traffic that a large general merchandise brand like Target delivers.G&M designed systems to accommodate the distinct needs of both large and small stores within the structure, providing tenants discrete control of electricity, gas and water. Separate shipping and receiving areas ensure the merchandising needs of all tenants are met.G&M helped create a unique atrium entrance for Target that allows the brand to blend seamlessly with smaller retailers at street level. Escalators and elevators enable easy access to the full-service Target store on the third level. A unique smoke evacuation system services the atrium and the entire third floor, protecting guests and employees.Visually removed from the shopping mall, the parking on levels 1 and 2 enable easy-access to Target and neighboring retail shops, while providing safe lighting, ventilation and security.
