New Senior Living Facility Provides Optimum Comfort

Gausman & Moore is providing mechanical, electrical, and plumbing design engineering services for this new senior living facility. The $26.34 million project is a new ground-up, two-story licensed, limited care facility that includes a single-story memory care portion and two-story assisted living portion. Once complete, the facility will be 101,960 square feet.


The G&M team is working with Katus LLC to complete the following tasks:

  • Permit-ready mechanical, electrical and plumbing (MEP) construction documents (plans and specifications) suitable for competitive bidding
  • MEP engineering support during construction

A Variable Refrigerant Flow (VRF) system was designed to provide temperature comfort for people living and working in the facility. The facility was also equipped with a NFPA Type II essential electrical system generator with critical and life safety branches. This includes 100 percent outdoor air delivered by an energy-recovery ventilator.


Gausman & Moore’s project team includes members that have worked with Katus and the project’s owner, Caddis Healthcare, for many years on multiple projects. Heartis senior living facilities are located throughout the country. Each facility is different and range in size from 72-192 beds and 35,000-196,000 square feet.


The challenge with this senior living facility project was researching the State of Pennsylvania’s licensed care facility regulations and providing design engineering solutions that meet those regulations.
