Corporate Headquarters Gets System Upgrade
When Land O’ Lakes opened a new 155,000 square-foot, four-story headquarters facility the company wanted to make sure the facility was operating at peak efficiency for staff. Gausman & Moore provided commissioning services to verify that the building’s systems were complete and functioning properly.
The first step involved reviewing the Owner’s project requirements, Basis of Design, and various design documents. Reviewing these documents helped the Gausman & Moore team understand the project goals and how the design team intends to meet the requirements to commission the building systems.
A Commissioning Plan was then developed that described the necessary activities to complete the commissioning process and assign responsibilities to the project team. Pre-functional checklists were also developed and distributed to contractors.
Functional performance tests were developed and conducted for a number of building systems to demonstrate compliance with the design intent and construction documentation.
Commissioning was performed for the following building systems:
- Rooftop units
- Air cooled chillers
- Variable Air Volume terminal units
- Exhaust fans
- Finned tube radiation
- Water heating systems
- Lighting/daylighting control system
A final commissioning report and systems manual were developed and provided to the owner to facilitate continuous monitoring and operation of the facility.
Gausman & Moore worked with Land O’Lakes staff to meet sustainable building requirements of the US Green Building Council (USGBC). The project is projected to achieve a LEED Platinum rating.
