North Central Texas College Denton Record Chronicle Renovation – Denton, TX:
A Historic Site Used for Quality Education
When North Central Texas College (NCTC) sought a location for a remote campus in the downtown Denton, TX area the college needed an ideal building for providing educational services. That location presented itself with the historic building previously occupied by the Denton Record Chronicle newspaper.
Bates Martin Architects was hired to remodel the building and teamed with Gausman & Moore to provide mechanical, electrical and plumbing engineering services, lighting design, and conduct a site survey. The $16 million project was split up into three phases that included:
● Renovating the 54,000 GSF base building
● Designing and constructing a new, ground up and enclosed parking garage (115,000 GSF)
● Full tenant finish out of the shell for higher education classrooms
● Future restaurant and retail portions
A primary project goal was capitalizing on the design aspects of this historic building while complying with NCTC standards. This resulted in multiple opportunities for artistic expression through lighting design and mechanical accents such as exposed ductwork as decorative pieces.
Gausman and Moore provided permit-ready MEP construction documents that were suitable for competitive bidding. MEP engineering support was also provided during the construction phase.
The end result was a project that was successfully designed and permitted. It is currently under construction.
